When I came to Morocco it was to look for a teaching position and I vowed that I would remain if I found one and if I liked the life there. ?I came to Morocco and stayed for a month and delivered my resume to as many schools as I could find. ?No one called me. ?Time was running out and still I found nothing. ?Finally it was time for me to return to America. ?I had to leave the next morning to be in Casablanca in time to catch my plane. ?I sat and talked with my friends, I counted my money, I figured things as many ways as I could to see if I could survive without work for a while here so that I could continue to look for work. ?I decided to stay. ?It was difficult.?I was gainfully employed at home. ?My life there was comfortable and quiet. ?I wanted something new and fresh though. ?I ignored my doubts and fears and seized on to the adventure of a permanent life in Morocco.
That same afternoon I delivered my resume to yet another school. ?The next afternoon the headmaster called me and asked me to come to see him on the following day. ?I assumed that I was going to a job interview but when I arrived, I was presented to my class. ?I stayed and I was rewarded. ?Since then I have been hired by another school to do some teaching and substitute teaching and I have also assembled a private class of my own. ?I have found that many people want to learn English and most of them prefer to learn it from an American and so I am in rather high demand. ?I am very lucky to have such an opportunity to live and work in Morocco.
What is life like here in Morocco? ?When I speak to people from home that is usually the first question they ask. ?It is of course much different than life at home. ?My apartment is situated in an area which is also used as a market so I am often awakened by fellows outside my door who are shouting in advertisement of their goods. ?(This surely is the first form of commercial advertisement). ?Contrary to what many might think, I have not yet seen a camel. ?I live in Fez which is quite a distance from the desert. ?I?ve seen no camels, no sand, no snake charmers or anything of the sort. ?The Morocco of American movies and actual Morocco do not always have so much in common.
What have I seen? ?Fez is a beautiful city which has broad avenues lined with palm and orange trees. ?The people are very friendly and very helpful here. ?Just a few doors down from my apartment is a little shop where I buy my milk, bread and other such things as I use on a daily basis. ?The gentleman who owns the shop is very kind. ?He knows that my Arabic isn?t the best and so he will not sell anything to me before he has taught me how to say its name in Arabic. ?If I am a dirham or two short of what I owe him, he still insists that I take my things and go. ?He always says, ?Pay me tomorrow if God is willing?. ?Moroccan people are very friendly.
When I first arrived, I was walking to my lodgings with suitcases in hand and I was greeted in Arabic by several old women saying ?Welcome, Welcome to Morocco?. ?I don?t know who they were, but it was obvious to them that I am a foreigner and that I had just arrived and so they wanted me to feel welcome here. ?Contrary to what some might think, there is certain diversity here in Morocco. ?Most people are Muslims but they are not all Muslims. ?There are also Christians and Jews here. ?Even among the Muslims one will find great diversity. ?I have seen women in short skirts, women wearing scarves to cover their hair, and women who are veiled and completely covered from head to foot. ?These people do not separate themselves. ?It is not uncommon to see a woman with a scarf or a veil walking and chatting with her friend whose head is uncovered. ?There is a great deal of tolerance between the people it seems. ?They are very ready to befriend someone even if they are not exactly like them.
One thing that I find interesting about Morocco is that it seems that there is a much smaller division between the city and the country life. ?Of course in America you would be shocked to see horses or donkeys in a large city but here it is very common. ?I came home from teaching one day to find a donkey and cart parked in front of my door and the door blocked with crates of tomatoes. ?It is nothing to walk down the street and find crates of rabbits and chickens for sale. ?I came out of the house one morning to find two geese tied to a post being offered for sale. ?There are many shops in almost every street that sell eggs. ?If you look into the shop, you will see cages of chickens inside. ?The eggs are fresh, right from the chicken in the shop to the customer. ?Many of these same shops will sell live chickens and sometimes rabbits and then butcher them while the customer waits.
When walking down the streets here you will see many different shops. ?You will find a butcher and baker in nearly every street. ?There are also little dry goods shops, hardware stores, furniture stores and everything you can imagine. ?They are all small but that generally have what one needs. ?If one would walk down the street and begin to count cafes, he would soon grow weary of his task. ?Every where one turns there is a cafe and there are nearly as many shoe shine men as there are cafes. ?If one needs a shoe shine, he has but to go to a cafe and enjoy a pot of tea.
It is very likely that before he finishes, a shoe shine man will come by and shine his shoes while he enjoys his tea. ?While sitting in the cafe you might see someone walk through with an armload of socks which he is trying to sell or perhaps some belts or other trinkets. ?These traveling salesmen are to be seen on most major streets here in Fes. ?They will sell kleenex to you or even a solitary cigarette if you prefer to buy them like that. ?This leads to the subject of buying and selling.
What do things cost in Morocco? ?If you go into one of the many clothing shops near my house you will very likely discover no price tags. ?There are no prices posted in the barber shop either. ?How do you know what to pay? ?It is a matter of bargaining. ?You must find what you like and then make the fellow an offer. ?You might stand and bargain with him for several minutes before you come to an agreement. ?If he knows you, he will give you a better deal. ?If you always patronize the same shops then they will take care of you and you are likely to get their best prices. ?This is a common part of everyday life.
We don?t bargain for everything. ?I buy a sandwich for 15 dirhams and it is always 15 dirhams. ?The mint I buy for tea costs 1 dirham every time I buy it. ?The bus always costs me 3 dirhams. ?But clothes are usually bargained for. ?Goods bought in the markets are usually bargained for also. ?If one does not like such a system he can of course go to Marjane, which is a large supermarket here in Fes. ?They post their prices and there is no haggling, but what fun is there in that? ?They are usually more expensive than the market prices.
So I came to Morocco and I stayed. ?I have been here over 7 months and I would not exchange the experience for anything. ?The culture here is beautiful. ?The food is wonderful. ?The people that I have known here are kind and good spirited. ?When I first decided to remain here I was nervous about losing my job and the comforts of home but I can easily say that the exchange was very beneficial to me. ?I lost a dull job which was taking me nowhere in order to live in beautiful Fez, Morocco and teach English. ?I have met so many wonderful people including Prince Charles of Wales. ?I have traveled a bit since I?ve come to Morocco but I know there are so many other beautiful things to see. ?I could not possibly leave until I have seen it all. ?Perhaps I will never leave.

Man claims Ukraine's ex-prez had role in killing (AP)
KIEV, Ukraine ? The main suspect in the brutal slaying of an investigative reporter in Ukraine more than 10 years ago alleged on Tuesday that former President Leonid Kuchma played a role in the killing, a lawyer said.
Olexiy Pukach, a former senior police official charged in the killing of Heorhiy Gongadze in 2000, testified in court that Kuchma ordered the slaying together with other top officials, according to Valentyna Telychenko, a lawyer representing Gongadze's widow, Myroslava.
The lawyer said that when Pukach was asked in court who had commissioned the killing, he named Kuchma and other senior Ukrainian officials.
The trial is closed to the public so Telychenko's account of Tuesday's testimony could not be confirmed.
In a separate investigation, Kuchma has been charged with abuse of office in Gongadze's death. Prosecutors suspect he gave illegal orders to his subordinates that eventually led to Gongadze's killing.
Kuchma has denied all such accusations, and his office declined to comment on Tuesday about Pukach's testimony at the police official's trial.
Gongadze, who wrote about corruption among Ukraine's political elite, was kidnapped in September 2000. His decapitated body was found outside Kiev several months later.
Opponents and rights groups accused Kuchma of involvement in the slaying. It sparked months of protests against Kuchma after a key witness released tape recordings in which a voice that sounded like Kuchma's is heard complaining about the journalist and suggesting subordinates deal with the problem.
The criminal investigation against Kuchma, 73, were initiated unexpectedly in March. Kuchma, who served as Ukraine's president from 1994 to 2005, had been questioned in the case in the past but not as a suspect.
Telychenko claimed that Pukach has confessed to killing Gongadze but said he was trying to prevent a government coup that Gongadze was preparing with colleagues.
Three former police officers were convicted of involvement in Gongadze's killing and sentenced to lengthy prison terms in 2008. Prosecutors have concluded the murder was ordered by former Interior Minister Yuri Kravchenko, who was shot dead in 2005 in what authorities ruled to be a suicide.
The Gongadze case is regarded as a litmus test of Ukraine's commitment to the rule of law. His family has been urging Ukrainian authorities to pursue the investigation further and bring to justice those who ordered the slaying.

Atlas of the Milky Way leads to discovery of two supernova remnants
ScienceDaily (Aug. 30, 2011) ? It may not be much use to hitchhikers through the galaxy, but it is extremely valuable to astronomers: the new radio atlas of the Milky Way. After almost ten years of work, researchers at the Max Planck Society and the Chinese Academy of Sciences have completed their investigation into the polarised radio emission in the galactic plane. The atlas is based on observations undertaken with the 25-metre radio telescope in the Chinese city of Urumqi and shows an area of 2,200 square degrees of the sky.
The radio survey covers the northern band of the Milky Way between ten and 230 degrees galactic longitude and between minus five and plus five degrees galactic latitude. The comprehensive survey shows the polarised radio emission of our galaxy at five gigahertz (corresponding to a wavelength of six centimetres) and thus at the highest frequency every recorded by terrestrial instruments.
The interstellar medium of the Milky Way comprises magnetic fields, electrons, atomic gas and other components which affect the polarisation plane of the radio emission. The Partner Group of the Max Planck Institute for Radio Astronomy, which was set up at the National Astronomical Observatory (NAO) in Beijing, investigated the properties of regions of large-scale diffuse emission and mapped the structure of large objects which cannot be observed by larger radio telescopes. These include densely ionised clouds -- the HII regions -- and the remnants of exploded stars.
The aim of the project was to map the large-scale magnetic field of the Milky Way. The German and Chinese researchers found a handful of peculiar clumps with very strong, regular magnetic fields (Faraday screens) and two new supernova remnants each measuring around one degree. These are the first sources of this type to be discovered with a Chinese radio telescope; astronomers are currently only aware of 270 such objects in the Milky Way. The researchers were also able to classify two incorrectly identified supernova remnants as thermal radio sources.
The new atlas needed more than 4,500 hours of observations to compile, and its angular resolution is similar to that of the 21-cm wavelength survey of the Milky Way obtained at the 100-metre radio telescope at Effelsberg. The comparative analysis of these two large-scale sky surveys at similar angular resolution leads to a better understanding of the processes occurring in the interstellar medium.
The establishment of the Partner Group in China dates back to a resolution of the Max Planck Society on November 9, 2000. The proposal involved collaboration in the exploration of magnetic fields in galaxies with special emphasis being placed on the investigation of the magnetic field of our Milky Way. The most important contribution made by the Max Planck Institute for Radio Astronomy in Bonn relates to the construction of a receiver for radio emission at six-centimetre wavelength including polarisation, which is being used at the 25-metre Nanshan radio telescope in Urumqi. The advantage of this radio telescope is its location at an altitude of 2,000 metres, where the better weather conditions are advantageous when observing radio emission at higher frequencies.
"Reciprocal visits to the institutes involved have formed a whole series of personal contacts," says Richard Wielebinski, emeritus Director at the Max Planck Institute for Radio Astronomy. "As far as the German researchers are concerned, we have established a good collaboration with our Chinese colleagues. Things which began with the Partner Group will be continued on a personal level."
"In the course of our work on this project, a total of five doctorates have been completed in our research group," says Jin-Lin Han, the Head of the Partner Group in Beijing. "Our collaboration has significantly boosted the development of radio astronomy in China. The way the objective of the Partner Group has been achieved is excellent."
The results of the research project encompass 24 scientific publications since 2002, most of them in the European journal Astronomy & Astrophysics (A&A). The project has provided researchers with a great deal of experience in conducting radio continuum observations and means significant progress has been made in the construction of receiver systems for Chinese astronomy.

World Championships: Discus thrower Vikas Gowda qualifies for ...

Discus thrower Vikas Gowda kept alive India's medal hopes as he qualified Monday for the final round of the event at the World Athletics Championships here.
Gowda became the fourth Indian to progress beyond qualification rounds in the World Championships. Long jumper Anju Bobby George (2003 and 2005), discus thrower Neelam Jaswant Singh (2003) and long jumper Mayookha Johny (2011) are the other three Indian athletes.
US-based Gowda finished fourth in Group A of the qualification round with throws of 62.37 metres, 63.99 metres and 61.85 metres. His second throw of 63.99 metres earned him the ticket to the final round.
His efforts were far behind the qualification standard of 65.50 metres. But since none of the athletes in both the groups achieved it, the top 12 performers qualified for the final round. Gowda's effort was ranked eighth among the 12.
Gowda's performance was also way behind his personal best of 64.96 metres and 64.91 metres, which is his best this year.
Gowda had to miss the Arjuna Awards ceremony in India due to the World Championships.

Apple is constantly at war with ?jailbreakers,? or hackers who break down the defenses of the Apple?s iOS devices like the iPhone and iPad and remove the restrictions the company places on them. Jailbreaking allows people to use iPhones on otherwise-unsupported carriers, download non-iTunes App Store apps and support a host of other functions that Apple doesn?t necessarily want iPhone owners doing with its hardware.
To stop jailbreaking, Apple is constantly releasing updates to its iOS software to plug security holes and make jailbreaking impossible. Meanwhile, jailbreakers are always pouring over Apple?s software to find new ways of breaking down Apple?s best defenses. But now it appears that despite their constant conflict, Apple has crossed the battle lines and offered a job ? temporary though it may be ? to a well-known jailbreaker.
That hacker is 19-year-old Nicholas Allegra of Chappequa, New York, a jailbreaker with a few notches against Apple under his belt. According to TechCrunch?s story, Allegra is the hacker responsible for JailbreakMe.com, a website that allowed users to jailbreak iOS devices a lot more easily than through traditional means. Normally, jailbreaking requires having a device connected to a computer by way of a USB cable and using sophisticated hacking software; JailBreakMe just requires a user to connect to the website using Mobile Safari.
Apple offered Allegra an internship, which he reported on his Twitter feed he would be starting this week. It appears that Apple is taking bigger notice of the jailbreaking community, which is estimated to include one in every 10 iPhones. TechCrunch reports that the company hired another jailbreaker, Peter Hajas, in June; he?s responsible for an app available through jailbreaking called Mobile Notifier, which looks a lot like the notification system Apple has worked into iOS 5.
It has been speculated that Apple?s recent interest in the jailbreak community might suggest that it?s changing its stance on the practice and looking to draw computer programming talent from the community, but it?s a little too early to speculate. For the moment, it seems at least one talented programmer caught Apple?s eye by defying it.

WASHINGTON (AP) ? The Obama administration on Friday removed a major roadblock to a planned $7 billion oil pipeline from western Canada to the Texas coast, saying in a report that the project is unlikely to cause significant environmental problems during construction or operation.
The thousand-page report by the State Department says the proposed 1,700-mile (2,735-kilometer) Keystone XL pipeline would have no significant environmental impacts on most natural resources in its six-U.S.-state path.
Calgary-based TransCanada wants to build a massive pipeline to carry crude oil extracted from tar sands in Alberta to refineries in Texas. The pipeline, which would travel through Montana, South Dakota, Nebraska, Kansas and Oklahoma, would carry an estimated 700,000 barrels of oil a day, doubling the capacity of an existing pipeline from Canada. Supporters say it could significantly reduce U.S. dependence on Middle Eastern oil.
The project has become a flashpoint for environmental groups who say the pipeline would bring "dirty oil" that requires huge amounts of energy to extract and could cause an ecological disaster in case of a spill. Opponents of the pipeline have urged the Obama administration to block the project as a sign he is serious about protecting the environment.
Several hundred activists, including actress Margot Kidder and prominent scientists, have been arrested in recent days in protests outside the White House. Organizers say the protests are the largest acts of civil disobedience centered on the environment in many years.
TransCanada maintains that the project would create tens of thousands of jobs and would be built to strict environmental standards, including 57 conditions above those required by law.
For example, the company has agreed to build much of the pipeline 4 feet (1.2 meters) below ground, instead of the usual 3 feet (one meter). Depths would increase to 25 feet (7.6 meters) below the riverbed at more than a dozen major river crossings along the proposed route, including the Yellowstone and Missouri rivers. The pipeline would be built 5 feet (1.5 meters) underground at several hundred smaller waterways.
TransCanada also said it will allow an increased number of inspections and install a greater number of safety shut-off valves than usual.
The State Department report cites those conditions as among the reasons for its confidence in the project. The report endorses the current proposed route, which has drawn criticism from officials in Nebraska and other states because it passes through the Ogallala Aquifer, an environmentally sensitive formation that provides groundwater to eight states in the Great Plains.
Kerri-Ann Jones, an assistant secretary of state, said the report was "not a rubber stamp for this project," adding, "No decision has been made."
The report, the third environmental analysis submitted by the State Department since last year, kicks off a 90-day review of whether the project is in the "national interest" before a final decision is issued by the end of the year.
If approved by Secretary of State Hillary Rodham Clinton, the pipeline could be completed in 2013. The department has authority over the project because it crosses an international boundary.
In in its analysis, the State Department dismissed concerns from environmental groups that the pipeline would increase emissions of greenhouse gases blamed for global warming. Canada's oil sands are likely to be developed with or without the pipeline, the report said, making concerns about climate change moot.
"There are alternatives to the pipeline to move that potential fuel around" to other locations, Jones said, including barges, railways and tanker ships.
The American Petroleum Institute said the report brought the pipeline one step closer to reality. Charles Drevna, president of the National Petrochemical & Refiners Association, said the pipeline would "bring American consumers a sure and steady supply of oil from our close friend and neighbor Canada."
James Hansen, a NASA scientist who was an early crusader against climate change, said allowing the Keystone XL pipeline would be like accepting a dirty needle from a fellow oil addict, Canada.
"If Obama chooses the dirty needle it will confirm that Obama was just greenwashing all along, with no real intention of solving the addiction," he said.

Friends and admirers of late R&B star Aaliyah took to Twitter on Thursday (August 25) to pay tribute to the One in a Million singer, who was killed 10 years ago in a Bahamas plane crash.
One of her closest musical collaborators, Missy Elliott, tweeted, "Aaliyah til this very day u r still in Your own Lane! Ure music is Timeless! We miss u!" Fellow Aaliyah confidant Timbaland offered a simple, "#ripaaliyah miss you babygirl."
Another friend, rapper Q-Tip, couldn't believe how long it's been since his compatriot passed. "RIP 2 my girl Aaliyah," he wrote. "Man seems like yesterday ... Aaliyah and I were very close. We used 2 stay snapping on folks. She had a crazy sense of humor."

A lot of the same sloppy lending that went on with residential property also went on with commercial property.
In some cases loans were made for over 100% of appraisal, loans were made assuming that rents would increase perpetually, loans were made to weak borrowers who didn?t know how to manage properties correctly, etc.
The bottom line is that commercial properties will be foreclosed on just like residential. One main difference, however, is that most of the commercial lending in many areas was done by local banks, who still hold the loans. With residential, most of the loans were done by larger mortgage companies and/or the loans were sold upstream to companies like Fannie Mae.
Dealing With Local Banks
Many local banks don?t even have an REO department, since until recently they haven?t had much foreclosed property. Normally they just assign someone in the bank to handle their REO inventory, someone who also has other duties.
It?s fairly likely that whoever is handling a particular bank?s REO inventory is not an expert in managing apartment complexes, strip malls, or whatever it is that they might be holding. Consequently their cash flow is often poor, even with existing tenants.
Commercial property foreclosures are actually far more likely to bring down local banks than residential real estate foreclosures. Commercial property hasn?t cratered yet to the extent that residential has, but it?s on it?s way. If the FDIC starts sniffing around some of the weak banks, some banks will have even more incentive to dump some of their problem assets at fire sale prices, before the FDIC forces them to raise capital.
If you decide to invest in foreclosed multi-family or commercial property, you first need to find out about the inventory of local banks.
Some banks will list their inventory with local commercial brokers. In many places commercial brokers don?t share listings, so you just have to go around to various brokers and inquire.
Other banks will try to market their properties themselves, for various reasons. In this case you just have to go to each local bank and inquire about any properties they may have, and ask to be put on a ?please call? list, so they will call you whenever they get something in inventory. If you become one of their favored customers, it?s possible that you may not have to compete against anybody else in bidding on a property.
For commercial properties the pool of buyers is generally small anyway, and for foreclosed properties it?s usually microscopic.
Lots of commercial properties are priced on a percentage net basis? ?yields 8% cash on cash? or something like that. Banks may trot out some percentage figure of that sort.
In practical terms this percentage net isn?t very useful when buying a foreclosed property. For starters there?s probably some deferred maintenance. Maybe the rents are already too high. Obviously the property didn?t work out for the last owner, so you have to get it cheap enough to be sure it works out for you.A return of only 7% or 9% or whatever on rents isn?t enough when you?re taking a chance on a problem property with a lot of issues to be worked out.
Another advantage of dealing with local banks is that the bank may not only sell you the property, but they may finance it for you as well, particularly if you have 15-25% to put down and a strong balance sheet. You may not be able to chisel them down on the price as much if the bank is offering financing, but if the terms are good that can be worth more than a lower price.
To Buy or Not to Buy the Dogs
Some investors make a lot of money buying doggy properties, and others lose their shirts.
A doggy commercial property might be a strip mall in a really bad area, Class C office space in a so-so area, an apartment complex in a low income area, etc.
Some people are very good at making money on problem properties, but it?s not for everybody. Many of these places look good on paper, but end up eating your lunch. Not everybody is prepared for the much higher management effort that is normally required.
If you are interested in marginal or doggy properties, do your homework. Some of these places end up making a mint if you know what you are doing?and others could drive you into bankruptcy. Just do your homework and be very conservative on estimates of rents, expenses, etc.
Foreclosed Multi-Family
Fannie Mae and some of the other large lenders have an inventory of multi-family, usually duplexes, fourplexes and so on. They normally list their smaller properties with local real estate brokers, so you can usually find these in the local multi-list.
Local banks are normally a good bed for larger properties. A few phone calls should put you in touch with banks in your area that do multi-family lending.
Some insurance companies and pension funds do lending on really large properties as well. If you find a complex that you suspect is foreclosed and it isn?t listed with any local brokers, you can also check ownership at the county assessor?s web site in your area, if they have an on-line search function.
Once you find an apartment complex or property that you are interested in, you need to start doing your homework. Lots of foreclosed multi-family places have had lousy management (one of the reasons for foreclosure in the first place). When a property starts going downhill, normally maintenance starts to suffer, and you need to make an estimate of all costs to get the maintenance up to snuff.
A lot of foreclosed multi-family properties also have trouble with their tenant base. As maintenance gets worse, there is a tendency to rent to lower quality tenants. In some properties which have gone downhill for a period of time, you have to go in and ?clean house? with your tenant base, getting bad tenants to move as their leases expire, or even consider paying them to move, so that you can keep good tenants in the property. One bad tenant can drive away many good tenants?a single bad tenant can cost you literally tens of thousands of dollars a year, something few investors can afford.
Normally a bank will hire a management company, and while there are good management companies, it?s likely that you could keep a better watch on expenses by overseeing things more directly yourself. Even if you hire a management company after you take over, it?s wise to keep them on a short leash, at least at first.
When forecasting cash flow on a multi-family property, don?t just take the bank?s figures at face value, better to verify every expense and income item. Don?t automatically assume that you can get the cash flow up right away. Above all, be a pessimist rather than an optimist when forecasting the cash flow. If you don?t know construction and remodeling extremely well, get someone who does to go over ever inch of the property and give you estimates for all items that need to be taken care of. Take a very close look at the roof, and if you have any doubts as to the age and condition, at least get an estimate to replace it.
One special thing to watch out for is the property with a boiler-chiller system. With high utility costs, it can cost you a fortune to run a boiler-chiller system, and a bigger fortune to put in individual heat and air units. If rents are high in your area, it?s possible that you could still come out, but with lower rents a boiler-chiller system can be the kiss of death.
Buying Foreclosed Retail Properties
One issue with foreclosed retail and office properties is the vacancy rate, and the likelihood of current tenants staying. With some properties, the property would be close to worthless if the current tenant(s) moved out, since the property may have been designed for their special needs, would need extensive remodeling for another tenant, is in an area or building where other businesses would be reluctant to locate in, etc.
Commercial properties can be vacant for many months or even years in some areas, so you have to be sure your finances can withstand extended vacancies. Retail especially seems to be on a downtrend with the recession that?s starting, so it would be wise to be very conservative with any estimates of income on retail properties. Retail has become grossly overbuilt in many parts of the country. Total square footage of retail space has more than doubled since 1990, and in a recession there is often a reduction in retail square footage. It could be a long, long time before retail space needs grow in some areas.
The flip side is that some good properties with stable long term tenants may be coming up for sale after their previous owners borrowed too much. The right property in the right place at the right price (90% or more of all foreclosed properties won?t fit these criteria) could be a great deal.
In retail properties, the success of your tenants is basically your success, so it would be wise to seek out properties with strong tenants and long leases, even if the property itself is in some trouble.
Traffic counts, local area incomes and so on are very important in retail businesses, so it would be wise to take a look at these figures for any property you?re interested in. When in doubt, weed it out. As with any property, you have to ask yourself whether the area the property is on it?s way up, or on it?s way down.
Some suburban retail properties may tend to struggle more than other areas, since so much recent retail development has taken place in the suburbs. The residential bust has concentrated more in suburban areas, and retail is probably not that far behind. Suburban residents also generally spend more on gas, and thus their incomes are that much more constricted.

Vizio 8" tablet first of its kind to support Hulu Plus
The Vizio 8" (yes, that's the name) now supports Hulu Plus, the first tablet to officially do so. To be fair, Vizio's latest device runs Gingerbread instead of Honeycomb, so you can't really take this as a sign of things around the corner for the XOOM, Galaxy Tab 10.1, and other higher-end tablets. Nevertheless, it's a welcome addition to what the Vizio 8" has to offer. Hulu Plus runs for $7.99/month, and coupled with the $299 pricetag on the Vizio 8", you're looking at a reasonably priced option for bringing your favorite current run TV shows on the go.
